The main difference is simple: one contracts you to pay the agent even if you find the buyer yourself (Exclusive Right to Sell) and the other (Exclusive Agency) states you only pay the agent if they bring you the buyer. Yes and no. If you find your own buyer, you are technically unrepresented so the forms we normally use are not available to give access to. (National Association of REALTORS guidelines) We do however, have over 60 agents available for hire to essentially submit a proposal to you with a fee for handling all the legal paperwork. (They are all independent contractors so prices are not set)
Absolutely not! You are what is called the principle of the agency (legal name for broker/agent/homeowner relationship) which means you call all the shots! Technically, you do not have to show the house if you don’t want to although showing it to buyers is highly encouraged!
